APPLY FOR A PROPERTY

Great news that you've found a property you really like! You will now need to complete our online application process to apply for the property. 

Applications

Please call 01733 293900 or email us, so we can send you a link to set up your online application account. Once you have created your personal account, you will need to complete all necessary sections of the online form. Then you will need to submit the form so it can be logged and passed onto the landlord for review.

You will be required to upload ID during this process. Please make sure you have these documents available:

> your passport
> your proof of residency

You may also need your current employment contract, bank statements and last few payslips.

The online process has an E-Sign facility, allowing you to sign everything electronically, making the application process much quicker and easier.

If English is not your first language, please ask a friend, work colleague or family member to help you set up your account and complete the forms before contacting us.   

COSTS
As per Government policy, we no longer charge application fees.

SINGLE LETS - Initial Costs
A single let is classed as a house, an apartment, a studio etc. In order to rent a single let, the following costs are payable before move-in.

  • £Holding Deposit
    A holding deposit is due before referencing can be completed. This usually amounts to one week's rent.
    NOTE: If you fail referencing, you may loose your holding deposit.

  • £Rent
    One month's rent is required in full at least 24 hours before move-in. If you pass referencing, then your holding deposit will automatically contribute towards your first month's rent.
    NOTE: The amount of rent payable will vary depending on the property.

  • £Security Deposit
    A security deposit is due at the same time as your first month's rent. NOTE: This usually amounts to five weeks rent.


ROOMS - Initial Costs
A room is classed as a single or double room with access to a communal space.

  • £Holding Deposit
    A holding deposit is due before referencing can be completed. This usually amounts to one week's rent.
    NOTE: If you fail referencing, you may loose your holding deposit.

  • £Rent
    One month's rent is required in full at least 24 hours before move-in. If you pass referencing, then your holding deposit will contribute towards your first month's rent.
    NOTE: The amount of rent payable will vary depending on the property.

  • £Security Deposit
    A security deposit is due at the same time as your first month's rent. NOTE: This can vary, but does not usually exceed £250.

DEVIATIONS
A deviation is a change to the current tenancy agreement which is requested by the tenant after the tenancy has started. Where a deviation is accepted by the landlord, a fee of £50 is required from the tenant to make the amendment to the contract. Deviations can apply to both single lets and rooms.

Deviation Example: A tenant wishes to keep a new pet in their rental property. The landlord agrees to the pet staying in the property. This would be classed as a tenancy agreement 'deviation' and a cost of £50 would be required to amend the contract to reflect this change.
