We aim to find you the perfect place to live

The first step in finding your ideal place to live is to contact us with your property requirements, such as how many bedrooms you need and what locations are of interest to you. We will also need a brief overview about your current living arrangements and employment status.

Our database will then generate suitable properties for you to view. If your property search is not urgent, we will log your details so that we can contact you as soon as appropriate properties become available. It is a good idea to start looking for your new home about a four to six weeks before you wish to move, as nicer properties are often snapped up quickly.

TENANCIES

Our single let tenancies are granted for a minimum of 6 months and our room tenancies for a minimum of 3 months. We grant them for a minimum period to give you peace of mind and flexibility. Tenancies may be renewed after this initial period if all parties are in agreement.

FAQs

The following applies to all Tenancy Agreements that commence after 1st June 2019

Upon applying for your chosen property, a holding deposit is required to reserve a property. This amounts to a maximum of one week’s rent.

Please Note: This will be withheld if any relevant person (including any guarantor(s) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Should your application be successful, a security deposit and one month’s rent will be required at least 24 hours before move-in. Your deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be provided with the appropriate prescribed information and receive details regarding the scheme used. It is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement.

This amounts to a maximum of five weeks rent and covers damages or defaults on the part of the tenant during the tenancy.

Rents are normally quoted monthly and payable to our company bank account by standing order, cash or card a month in advance. If you are renting a single let (a house, apartment, studio etc), you are usually responsible for the council tax, water rates, gas, electricity and telephone costs.

If you are a tenant renting a room, then all bills are included in your monthly rent.

Tenants are liable for the cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

£50 (inc. VAT) is payable per agreed variation. This covers the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

£50 (inc. VAT) is payable per replacement tenant or any reasonable costs incurred if higher. This is to cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Should you wish to exit your tenancy agreement (also known as tenancy contract) early, you will be liable for the landlord’s re-let costs as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

 

We will require satisfactory references from your employer, college/university and/or a previous or current landlord. We will also require a credit reference report.

We may also require a personal reference and sometimes a guarantor. We will use the services of an independent referencing company to obtain and evaluate your references.

All tenancy deposits are held in accordance with the Deposit Protection Regulations (DPS).

All of our single lets and serviced accommodation units are Gas Safe certified. Smoke detectors are fitted on every floor and we recommend to all our landlords that carbon monoxide detectors are fitted where there is a Gas Boiler or solid fuel heat source, such as an open fire within the property. Tests are carried out every three months.

All of our HMOs are Gas Safe certified. Electrical safety inspections are also carried out and certificates provided under selective licensing. Smoke detectors are hard wired and a carbon monoxide detector fitted when ever there is a Gas Boiler or solid fuel heat source, such as an open fire within the property. Fire exit signage, fire blankets, self closing fire doors and thumb turn locks are also essential. Communal areas are checked fortnightly, whilst the rooms are checked quarterly.
