Picture the scene; you’ve taken the leap and invested in your first property. You’ve spent hours of time and a heap of cash on renovating it, lovingly updating fixtures and fittings to make sure it stands out in the crowded rental market. You’re now ready to find the perfect tenants who will look after it and make it their home…
But what should you do? Use a Property Agent or self-manage?
With the current boom of self-management companies and websites claiming to help you ‘save thousands’ it’s no wonder so many property investors are deciding to go it alone and become DIY landlords.
However, the road to independence is an extremely bumpy one and certainly not for the faint-hearted. Really great tenants are hard to find and will be looking for a professional service that’s difficult to replicate without the qualifications and experience a time-served property agent can bring. In addition, there are a number of legal requirements and hoops to jump over that can be daunting for even the most experienced investors.
Many landlords are put off by the cost of a full management service and the fear that they’ll become just another (house) number. And whilst it’s true that some of the big letting agents cost a small fortune and have a huge raft of clients that you could get lost in, here at Progressive Lets we like to do things a little differently.
We offer two levels of service to allow people the freedom of choice. From ‘full management’ for those new to the business, with very little time or who just want the luxury of handing over the reins to professionals, to ‘let only’ for those with a little more experience or who want to be more hands-on.
We completely understand that letting your property (especially for the first time) can be really daunting, which is why we go to such great lengths to find (and retain) the very best tenants for your property. We believe that building good relationships with tenants is the key to a smooth-running tenancy and work hard to ensure both landlords and tenants are happy and receive a reliable, professional service.
As a small (but mighty!) business we’re able to offer a more personal service with a high level of attention to detail. We believe that what is likely to be your biggest asset should be well cared for. Our full management service includes a number of checks throughout the tenancy period and will highlight issues such as maintenance issues or necessary repairs.
We are competitively priced and may even be open to negotiation depending on the level of service you need. Just contact us to talk through your requirements and we’ll put together the very best package possible.
